Semi-annual data · Official FINMA / SIX sources
Swiss real estate funds. One comparable dataset.
Every ratio, every mortgage and every property, extracted from the official reports and made comparable across funds. With the source page next to every value.
No sign-up required for the sample.
- CHF 27.6bn of property across 11 funds
- 50,000+ extracted values, each with its page
- 2× updates per year
The agio is the premium the market pays over net asset value. We rebuild it for every fund, from its earliest available report.
The data is public. Reading all of it is the problem.
Every fund is required by law to publish an eighty-page semi-annual report. The information is all there, spread across dozens of documents with no common standard. Nobody has time to compare them by hand.
The factsheet is not enough
Price, NAV and performance are everywhere. Mortgage maturities, costs and rental losses live only in the notes of the report.
The obvious calculation is wrong
Three fiscal calendars, cumulative half-years, rebased prices: a home-built spreadsheet produces wrong rankings without ever looking wrong.
The archive disappears
The official platforms keep only the latest documents online. We keep the past editions and rebuild the series from them.
What the platform contains
Five screens, from the overview down to the single building.
- 01 Comparison
Eleven funds, twelve ratios
Costs, profitability, leverage and rental losses on a like-for-like period basis, with the as-of date on every cell.
- 02 Valuation
The agio, X-rayed
Each fund’s market premium against its own history: minimum, median, maximum and where it stands today.
- 03 Debt
Mortgages, maturity by maturity
CHF 5.2 billion of debt rebuilt tranche by tranche: maturities, average coupon, and the headroom to the one-third threshold.
- 04 Properties
Every building, against its peers
Value, rent and yield for over a thousand properties, filterable by use and canton, with each building’s full history.
- 05 Geography
Where the money actually is
Exposure by canton and town: enter your funds and the map recomputes.
At the front of the platform
What the data surfaces
A screen you can cite from, with the source next to every number. Three real examples from today’s database.
- Refinancing
One fund has 66% of its mortgages maturing within 2026. Another: none.
- Valuation
On the common comparison window, six of eleven funds trade at their own record agio today.
- Properties
391 buildings are worth less today than their own appraisal peak; 65 by more than 10%.
Why not in-house
An analyst costs 80,000 francs a year.
Over a hundred reports, three languages, three fiscal calendars: weeks of work every period. We do it once, and a subscription costs a fraction of that.
Free sample
Five funds, real data, no sign-up.
Five funds with the full analysis, the rest of the universe anonymised: you see where each one ranks, not yet who the others are.
Annual subscription

Where the data comes from
Exclusively from the reports funds are legally required to publish on the official FINMA / SIX platforms. Every value names its document and page; the past editions, no longer downloadable elsewhere, we keep ourselves.
- Official public sources
- Every figure traceable
- Documented methodology
